We know at Tenerife South Management Services how difficult it can sometimes be to rent your overseas property when you are thousands of miles away, so our aim is to take all the hassle and strain of renting your property for you.
Even though we have a great all year round climate here in Tenerife, there are still times when it is quiet, and competition for letting property is fierce, but with our reputation and knowledge of the rental market along with our established customer base, we will do our utmost to make sure that our clients get there fair share of the rentals. While there are no guarantees, we strive to rent your property as often as possible and get a realistic price for you.
We also encourage you to find clients yourselves, to advertise and promote your property so as to achieve the letting potential. All we ask is that you keep us fully informed and up to date of any enquires, provisional or confirmed bookings, so as to avoid any cross or double bookings, and also to ensure that when your guests arrive the property is cleaned, welcoming and ready for occupation, to allow your clients to have a stress free holiday and ultimately come back time and time again. The price you require for your apartment rental, is the actual price you will receive but the property will be advertised with an additional 20% on the rental price to cover all admin costs.
Please Note
If you are also marketing your own property for bookings or are using the property yourself please let us know before you confirm your own enquiry, this is so that we can keep the calendar up to date to avoid double or cross bookings. We will keep you informed via email so please check your mail regularly. If you have guests of your own visiting your property we will require an expected arrival time and contact details.

Here at Tenerife South Management Services we pride ourselves in the knowledge that we take the cleaning of our properties very seriously. It is not unusual to see a cleaner go into a property with just a mop in hand, and come out ten minutes later and deemed to have cleaned the premises. We don’t work like that, everyone of our cleans are done to a listed routine so as to make sure that every time we clean a property, we know that the result will be of a very high standard. We have three cleaning services to offer our clients.
Full Clean / Holiday Changeover Clean

For every property we have a log book to note and record any defects,breakages or damage, any thing of a serious nature will be reported to the property owner on return to the office.
Half Clean

We do not touch or move any of the guests belongings , clothes, toiletries or anything else that is not part of the properties fixture and fittings.
It is up to the property owner to inform any guests that a half clean is included with a laundry change.
We only do a half clean at the request of the property owner.
Spring Clean
The same as the full clean, plus:

Again this clean is only at the request of the property owner
Laundry
In the past we have outsourced our laundry requirements, but we are now in the process of handling our laundry in house, which would give us greater control of the finished items, and the integrity of the linen and towels (it won’t get lost or replaced by older items). Anything that is too large or delicate will be sent to a dry cleaning company and charged accordingly.
Property Maintenance
In the event of any unforeseen mishap, we are there to assess the problem and get it sorted as soon as possible. For common everyday mishaps, ie, bulbs blown, electric tripped, kettle/toaster burnt out, toilet not working, locks jammed, etc, we will get it sorted out ASAP, and inform the property owner at a later date. For larger jobs, ie, new water tank, new toilet, replacing oven/ hob, we will seek permission from the property owner before any work is carried out.
In the case of an emergency and we cannot contact the property owner we will assess the problem and rectify it with the minimum outlay.
We also have our own maintenance man on call, in the event any property owner wants any remedial work, or refurbishment work we are at hand to offer them quotes for the work required.

Meet & Greet Service
Don’t like using the Taxi service from the airport, or you want peace of mind when you arrive at Tenerife, for that special client, or special occasion , or if you just want to impress someone, then use our meet and greet service. We will meet and take the clients to the property, and make sure they are familiar with the appliances, locks and complex information
Airport Transfers
We are available within office hours to take your clients to the airport, it can be booked direct by the client through our office, telephone numbers and details are in the information pack supplied in your property
Welcome Packs
For late arrivals, special guests or just to add that little bit of finesse, we will put in a welcome pack at the request of the property owner. A welcome pack can be made up with whatever content is required. The basic starting packs have Tea bags, Coffee, Milk, Water, Sugar, Bread, Butter, Jam, and things like Wine,Champagne, Beers, Flowers Etc, Etc can be added should you wish.

Property Security Inspections
Our security checks are geared towards the property owners requests, and again incorporating the property log book, we have a check list of standard inspection points:

Painting & Decorating
We have a very good staff painter and decorator that does all our work, he would work closely if required with the property owner, in picking colours or design, and arrange a time for work commencement and completion.
We will look after your garden while your property is unattended, weeding, pruning, planting, grass cutting and watering. Any new plants required would be charged at cost.
If you required any landscaping we would be able to arrange a quote for you from our local and reliable contractor
Insurance
We can arrange any kind of insurance for our property owners, we deal with a reputable world wide insurance company, and can obtain immediate cover for most insurance needs, and we guarantee you will be happy with any quotes given, the most common covers are building cover, contents cover,vehicle insurance,health insurance, we will also arrange for the agent to call on you for all your insurance needs.
Pool Maintenance
Our cleaning and maintenance plans are designed to suit any budget and situation. We will work with you to create the best scheme to meet your requirements.

Secure Key Holding
We will be your key holding and contact agent for your business and residential properties here in Tenerife, if you are selling, letting, or just using the property yourself, at least you will have the peace of mind to know that there is someone here that can access your property on your behalf, to resolve whatever problem there might be, or to just show someone the property.

If you are purchasing new property, moving furniture from one property to another, waiting for a new build to be completed, selling your property without fixtures and fitting, then we can arrange storage for all your belonging, for short term, long term, by the week, please enquire about this service via our office
Property furnishing
As we have an established client base we have been able to arrange some discounts on furnishings and fittings, we will under your direction purchase and dress your property, get soft furnishing, get curtains and covers made up
24 Hour Call Out
Whilst we strive to make sure that everything in the properties we look after are in first class working condition, it does not mean that there will not be any accidents or emergencies, that is why we have a 24 hour call out number seven days a week, who can predict if a water boiler breaks, or plumbing leaks, or if someone gets locked out, we must add that there will be a surcharge added to the call out charge, for "Silly" reasons.
